SUMMARY OF ROLE
Heathrow is one of the largest commercial landlords in the UK generating annual revenues in excess of £140m. Heathrow is also the single-largest business rate payer in the UK – with a 2022 bill of £110m.
The estate is challenging – with significant complex spaces, often old and in disrepair. And our tenants are complicated too: with requirements that underpin the efficient operation of the airport. Expectations are high, demanding that we contribute to the wider business EBITDA challenge as well as making do with less space than previous periods.
This role (closing date 5th February) will lead a team of 9 with the aim of delivering great service to our tenants, maximising revenues and ensuring the estate (and our rates liability) is as efficient as it can be. It will also be responsible for our £10m a year commercial telecoms business, managing and maximising revenues from our B2B and B2C operations – including realising the opportunity of new 5G technology.
The ideal candidate will have extensive experience of working in property, highly desirable for this to be within an airport environment, with a demonstrable commitment to a service-led approach in their asset management. They will be able to lead a team, think strategically, and have a track record of building great internal and external relationships. Above all else, as the responsible person for our entire property estate they will need to be able to put safety at the heart of every decision they do.
Your role will involve:
Giving excellent service to our tenants, ensuring we are delivering value to them by responding to their needs and living our service signatures in every interaction with them (“share what we know”, “take notice and care”) – including delivering proper account management for our biggest tenants for the first time and working with our engineering and infrastructure teams to improve the quality of the estate.
Taking ownership of all property customers (>600 leases, >200 customers) with an annual revenue of >£140m p.a and all business rates liabilities (~£110m opex in 2022). Also taking ownership of the Commercial Telecomms function, with revenues of >£10m p.a. Improve financial reporting.
Improving the financial performance of property and commercial telecoms, becoming accountable for growing EBITDA performance by £10m p.a. by 2026 – including opportunities to maximise vacant and under-utilised spaces on the perimeter, new CIP spaces in terminals and the opportunity of 5G technology.
Working together and building quality relationships with senior leaders across commercial, operations and solutions to understand the interdependencies between the property estate and the passenger and unlock improvements.
Keeping everyone safe by becoming the Responsible Person for the property estate, ensuring that safety is at the heart of every decision – improving Health & Safety reporting.
Doing the right thing by ensuring our property estate meets the needs of the whole of Heathrow – living by our vision and the four business priorities in everyday decision making as well as long-term strategy.
Leading strategic negotiations with major tenants, commercial telecoms providers and guide price consultation with airlines. Be a significant contributor to the H7 Space Plan and our Commercial Property Development Strategy.
These skills are essential:
Significant airport knowledge and networks, ideally with experience of Heathrow commercial and/or operations.
Proven track record of living our service signatures highly desirable.
Significant experience of property and the Landlord & Tenant Act – working towards a RICS qualification as a minimum.
Experience of Heathrow’s capital governance process highly desirable.
Knowledge of business rates highly desirable.
Experiencing of managing third party suppliers (especially agents).
